Matador successfully secured this property through an off-market opportunity presented by a local boutique brokerage at the end of 2020. Owned by a widow for an extended period, the property was ripe for renovation and repurposing. The limited availability in the Garland submarket of Dallas enhanced the value of this acquisition. The competitive price, prime location, and additional land at the rear of the property increased its appeal, despite the buildings’ 10' clear height, which we deemed offset by the value of the land. The buildings underwent extensive rehabilitation, including new roofing, enhanced lighting systems, fresh interior and exterior paint, and substantial yard improvements. Following these upgrades, two separate entities expressed interest in acquiring one building each. Recognizing this as an opportunity to optimize our returns, we proceeded to sell the buildings individually, maximizing our price per square foot and return to investors.
