The initial owner, having recently sold their business to a private equity firm, sought to consolidate operations. Anticipating a vacancy, Matador proactively secured a tenant before closing. The tenant identified necessary improvements to optimize the property's functionality, including significant concrete and drainage work, and internal refurbishments. During lease negotiations, the tenant proposed a purchase option within the first year, leading us to establish a fixed purchase option after the first rental year. Exercising their purchase option, the tenant closed 369 days later. This strategic timing allowed us to benefit from deferred tax obligations on equity gains. This venture yielded substantial returns for our investors, marking it as a successful transaction.
