Matador acquired this business park and self-storage facility in December 2022 as an off market opportunity sourced through a local boutique brokerage based in Dallas The park covers 17 acres and includes 185,000 square feet of warehouse space spread across 35 warehouses, in addition to a 30,000-square-foot self-storage facility. Prior to our acquisition, the park was fully occupied with all tenants on month-to-month leases. Following our purchase, many tenants vacated, but Matador's leasing team swiftly secured new tenants on our terms. Despite being only 60% occupied at one point, we had already more than doubled the property's Net Operating Income (NOI). Currently, the park is fully leased, and the NOI has continued to increase, generating substantial returns for our investors.
